That view! One of the first things we discussed was making the floor plan feel more open, creating one continuous space rather than three separate rooms for the kitchen, dining, and seating area along the windows.
Living & Dining Area:
- Framing the View: The views are amazing, but the original layout and uncomfortable furniture left the space underutilized and removed from the rest of the condo. We painted the window mullions black to frame the view and complement the beautiful concrete ceilings and columns.
- Cozy Seating: We selected properly scaled, comfortable furniture and a larger antique rug to ground the space. To highlight the clients' antique book collection, we selected a wallpaper featuring a marbled paper background reminiscent of 1800s bookbinding.
- Bar Nook: Designed a dedicated bar area with a beverage fridge, storage, and space to display beautiful glassware.
- Fireplace Upgrade: Updated the fireplace into a single cohesive feature. Working with Carrie from Chimenti Studios, we added a decorative pewter foil finish to the fireplace and shelf backs, bouncing light through the space and tying into the concrete ceiling.
Kitchen:
- Reversed Layout: The original island ran north-to-south. Reorienting it from east-to-west allowed for a larger island with seating for four while maximizing overall flow.
- Functional Cooking: Moved the range into the island, allowing the cook to look outside at the view or engage with guests seated at the island without any overlap.
- Layered Lighting: Added multiple adjustable lighting options to easily set the mood.
Primary Bathroom:
- Layout Opening: The original bathroom was split in half, with the vanity mirrors blocking the window view. We relocated the vanities to the south wall to fully unblock the natural light and stunning views.
- Showstopping Features: The new layout opened up the room to make the walk-in shower and freestanding tub the absolute highlights of the space.
